These Terms of Service ("Terms") constitute a legally binding agreement between you ("Client," "you," or "your") and Unique Fumigation Services ("we," "us," or "our"), a pest control company registered in Karachi, Pakistan, operating since 1993. By requesting a survey, booking a service, or using our website at uniquefumigation.com, you confirm that you have read, understood, and agree to be bound by these Terms. If you do not agree, please do not proceed with booking.

Agreement to These Terms

By engaging with Unique Fumigation Services in any of the following ways, you accept and agree to these Terms of Service in full:

  • Submitting a survey request through our website, phone, WhatsApp, or email.
  • Allowing our technicians to conduct a free property survey at your premises.
  • Accepting a written quotation from us and confirming a service booking.
  • Receiving a treatment at your property from our team.
  • Using or browsing our website at uniquefumigation.com.

These Terms apply to all residential, commercial, and industrial clients. They are governed by the laws of Pakistan and, where applicable, the Province of Sindh.

By booking our services, you confirm that you are at least 18 years of age and have the authority to enter into this agreement — either on your own behalf, or as an authorised representative of a business or property owner.

Description of Our Services

Unique Fumigation Services provides professional pest control and fumigation treatments across Karachi and interior Sindh. Our services include, but are not limited to:

  • 🐜Termite Control — soil treatment, bait systems, wood protection, and structural barriers.
  • 🛏️Bed Bug Elimination — heat treatment, chemical treatment, and follow-up inspections.
  • 🪳Cockroach Control — gel-bait and residual spray combinations targeting infested areas.
  • 🐀Rodent Management — trapping, baiting, exclusion proofing, and ongoing monitoring.
  • 🦟Dengue & Mosquito Fumigation — larvicidal and adulticide fogging for indoor and outdoor areas.
  • 💧Water Tank Cleaning — drain, scrub, disinfect, and refill with certificate issuance.
  • 📋General Fumigation — whole-property treatment for homes, offices, warehouses, and restaurants.
  • 📜Fumigation Certificates — official documentation for commercial, export, and regulatory compliance purposes.

All treatments are performed using WHO-approved chemicals only. We do not use banned, agricultural-grade, or unregistered pesticides on any indoor or residential premises. Odorless (be-bu) chemical options are available on request at no additional charge for standard treatments.

Service Scope & Limitations

Our services are limited to pest control and related hygiene treatments. We do not provide structural repairs, building works, or general cleaning services unless explicitly stated in writing as part of your agreed service plan. The effectiveness of any treatment depends on factors including the severity of infestation, property condition, and client compliance with pre- and post-treatment instructions.

Booking & Free Property Surveys

We offer a free, no-obligation property survey before any paid service. This survey is conducted by a qualified specialist who will assess the nature and extent of the pest problem and prepare a written quotation.

  • 1A booking is confirmed only when you receive written confirmation from us (via WhatsApp, SMS, or email) acknowledging your date and time slot.
  • 2The free survey carries no obligation to proceed. You are free to decline the quotation without any charge.
  • 3A paid service booking is confirmed upon your verbal or written acceptance of the quotation and arrangement of a service date.
  • 4We reserve the right to decline a booking or service in circumstances where access to the property is unsafe, incomplete, or where prior treatment by another provider has created a hazardous chemical environment.

What to Expect at Your Survey

Our specialist will inspect accessible areas of your property, identify the pest species and infestation severity, and recommend an appropriate treatment plan. You will receive a transparent written quote before any commitment is made. There is no sales pressure — we explain and you decide.

Pricing & Payment Terms

All prices are quoted in Pakistani Rupees (PKR) and are based on the nature of the service, property size, infestation severity, and treatment method required. Pricing is provided in writing before any service commences.

  • Payment for residential services is due upon completion of the treatment, unless otherwise agreed in writing.
  • For commercial and industrial contracts, payment terms are agreed in writing prior to commencement and typically follow a 50% deposit / 50% on completion structure.
  • Official tax invoices (FBR/SRB compliant) are issued on request. GST/SST applies where applicable under Pakistani tax law.
  • Quoted prices are valid for 30 days from the date of the written quotation, after which re-assessment may be required.
  • Additional charges may apply for properties significantly larger or more severely infested than indicated at the time of survey, with prior notice given before any additional work commences.

Warranty & Service Guarantee

We stand behind every treatment we perform. A written warranty certificate is issued upon completion of every paid service. If pests return within the warranty period, we return to re-treat at zero additional cost to you — no questions, no arguments.

Certificate Issued

Warranty periods commence from the date of service completion. The following conditions apply to all warranties:

  • !The warranty is valid only for the specific pest type and treated areas described in your service certificate.
  • !The warranty becomes void if the property undergoes significant structural renovation or if you apply other chemical treatments without our prior knowledge.
  • !The warranty does not cover re-infestation resulting from new pest entry via untreated structural gaps identified but not addressed during the original service.
  • !To claim a warranty re-treatment, contact us before the expiry date. We will schedule a re-inspection within 5 working days.
  • !Warranty claims must be made by the original named client for the treated property. Warranties are not transferable.
  • !Termite warranty durations depend on the treatment type selected. Your certificate will state the exact warranty period applicable to your treatment.

Client Obligations

To allow us to deliver the best possible results and to maintain the validity of your warranty, clients are expected to fulfil the following obligations:

Prepare Your Property Before Treatment

Proper preparation significantly increases the effectiveness of pest control treatment. Our team will provide specific preparation instructions relevant to your service type at the time of survey. Following these instructions is a condition of warranty validity.

  • Safe Access: Provide clear and safe access to all areas of the property identified for treatment, including storage areas, crawl spaces, roof voids, and utility rooms as required.
  • Remove Food & Utensils: For kitchen and food-area treatments, ensure food, utensils, and food preparation equipment are removed or covered prior to treatment.
  • Vacate During Treatment: Residents and occupants must vacate the property (or the treated area) for the duration specified by our technician. For most general treatments, this is 2–4 hours.
  • Pets and Plants: Remove pets (including fish tanks, where possible) and cover or move sensitive plants from treated areas before the service commences.
  • Post-Treatment Instructions: Follow all post-treatment instructions provided by your technician — including ventilation periods, reentry times, and cleaning restrictions — to protect yourself and preserve treatment efficacy.
  • Accurate Information: Provide accurate information about the pest problem, any prior treatments, and any health conditions relevant to chemical exposure at the time of survey or booking.
  • Payment: Settle payment as per the agreed terms described in your quotation.

Failure to Prepare May Affect Results

If a property is not adequately prepared prior to treatment, our technicians may need to reschedule or modify the scope of the treatment. In such cases, additional charges may apply, and the warranty period may be affected. We will always communicate this clearly before proceeding.

Cancellation & Rescheduling

We understand that circumstances change. We aim to be as flexible as possible while maintaining our ability to serve all clients effectively.

  • Free Survey Cancellations: Free property surveys may be cancelled or rescheduled at any time with no charge whatsoever.
  • Service Cancellation (24+ Hours Notice): Paid service bookings cancelled with at least 24 hours' notice incur no cancellation fee. Any deposit paid will be refunded in full.
  • !Service Cancellation (Less Than 24 Hours Notice): Cancellations with less than 24 hours' notice may incur a call-out fee, especially where a team has already been allocated and materials prepared. This fee, if applicable, will not exceed 20% of the quoted service cost.
  • !Same-Day Cancellations: If our team has already departed for your property when you cancel, a reasonable call-out charge will apply to cover travel costs. We will inform you of this amount transparently.
  • Rescheduling: Services may be rescheduled free of charge with reasonable notice. We will do our best to accommodate your preferred new date, subject to availability.
  • Our Right to Reschedule: In exceptional circumstances (severe weather, staff emergency, equipment failure), we reserve the right to reschedule your service. We will notify you as early as possible and offer the next available appointment at no additional cost.

Limitation of Liability

Unique Fumigation Services takes all reasonable precautions to ensure our treatments are effective and our technicians work safely and professionally. However, the following limitations apply:

  • No Guarantee of Complete Eradication in All Circumstances: While our treatments are highly effective, pest control outcomes depend on property conditions, infestation severity, and client compliance with preparation instructions. We do not guarantee 100% eradication in a single treatment in all circumstances, which is why we provide a warranty with free re-treatments.
  • Pre-Existing Damage: We are not liable for any pre-existing structural damage, staining, or deterioration to your property that is identified during or after treatment. We will document and inform you of any pre-existing damage discovered during the service.
  • Items Not Removed or Covered: We take all reasonable care around household items. However, we are not liable for damage to items that were not moved, covered, or protected in accordance with our pre-treatment instructions.
  • Third-Party Claims: We are not liable for claims made against you by third parties (tenants, landlords, neighbouring properties) arising from pest infestations.
  • Maximum Liability: In all cases, our maximum liability to you shall not exceed the total amount paid by you for the specific service in question.

We Are Accountable

While these limitations protect us from extraordinary claims, we take full responsibility for the quality of our work, our technicians' conduct, and the chemicals we use. If something goes wrong due to our fault or negligence, we will address it promptly and fairly. Our reputation since 1993 is built on accountability.

Conduct & Safety Standards

We expect a professional and respectful environment for our technicians when they attend your property. In return, we commit to the same standards from our side.

Our commitments to you:

  • All technicians are background-checked, identity-verified, and directly employed by us.
  • Our team will arrive in uniform and carry identification. You have the right to ask to see ID before allowing entry.
  • Technicians will treat your property and belongings with care and respect at all times.
  • No technician will enter rooms or access areas not related to the agreed service scope without your permission.
  • We will not bring additional personnel to your property beyond those agreed at the time of booking.

Client responsibilities during the service visit:

  • !Please do not ask technicians to perform work beyond the agreed scope without prior discussion and agreement on any additional charges.
  • !Do not offer or attempt to pay technicians directly for additional services not agreed through the main office — all payments should go through official channels.
  • !Our technicians have the right to refuse a job or withdraw from a property if they feel their personal safety is at risk or if conditions at the property are unsafe for treatment.

Intellectual Property

All content on our website — including text, images, logos, service descriptions, blog articles, pricing guides, layout, and design — is the intellectual property of Unique Fumigation Services and is protected under applicable Pakistani and international intellectual property laws.

Disputes & Governing Law

We are committed to resolving any concerns or disputes quickly and fairly. We ask that all complaints be raised with us directly before any escalation.

We Resolve Issues Directly — Always

In 30+ years of operation, the vast majority of service concerns have been resolved quickly through direct communication. If you are dissatisfied with any aspect of our service, please contact us first. We will respond within 24 hours and work to make it right.

  • 1Step 1 — Direct Resolution: Contact us by phone (0300-2413101), WhatsApp, or email (info@uniquefumigation.com) to describe your concern. We aim to acknowledge all complaints within 24 hours and resolve them within 5 working days.
  • 2Step 2 — Formal Written Complaint: If your concern is not resolved to your satisfaction, submit a formal written complaint to our office address. We will provide a written response within 10 working days.
  • 3Step 3 — PPMA Mediation: If the dispute remains unresolved, either party may refer it to the Pakistan Pest Management Association (PPMA) for mediation, where we are a registered member.
  • 4Step 4 — Legal Proceedings: Any dispute not resolved through the above steps shall be subject to the exclusive jurisdiction of the courts of Karachi, Pakistan, and governed by the laws of the Islamic Republic of Pakistan.

Changes to These Terms

We reserve the right to update or modify these Terms of Service at any time. When we make changes, we will update the "Last Updated" date at the top of this page. For material changes that significantly affect client rights or obligations, we will make reasonable efforts to notify existing clients directly.

Your continued use of our website or services after the updated Terms are posted constitutes acceptance of the revised Terms. If you do not agree with the updated Terms, please discontinue use of our services and contact us to discuss.
